19-21 Napoleon Street is a prime property located in the heart of Cottesloe, Western Australia. It was acquired by ADC_ and their investment partners in March of 2021 with a vision to redevelop the site while preserving whilst improving and enhancing the existing heritage buildings. The property is currently home to two tenants: Uptown, a popular food and beverage operator, and Shiraz, a well-established retailer.

ADC_ has taken on development management for the site and has worked closely with MJA Architects to create a modern and innovative design that seamlessly integrates the existing heritage buildings with new developments. The new development will include a ground tenancy for a food and beverage operator, parking to the rear off Clapham Lane, three levels of office tenancy, and an office roof terrace.

The office will be premium grade space designed to meet the needs of the contemporary and innovative businesses that will occupy it. It will offer end of journey facilities including vehicle and e-scooter charging, an expansive roof terrace for occupant dining and break out, indoor and outdoor meeting spaces, extensive natural cross-ventilation, and an abundance of natural light. The space has been designed to create a collaborative and dynamic work environment that fosters creativity and innovation.

The ground tenancy for a food and beverage operator will also be a key feature of the new development. The space has been designed enhance the existing heritage improvements creating a unique dining and drinking experience for Cottesloe. The food and beverage operator will be able to take advantage of the prime location and the large street side alfresco. Plus a landscaped internal courtyard, and will create a vibrant hub for the local community.

In October of 2021, the Metro South West Joint Development Assessment Panel gave unanimous approval for the project. The development will set a benchmark for urban design in the Cottesloe Town Centre whilst respectfully preserving the existing heritage buildings with respect.
